HIGHGATE - Four 3-storey terraces

  • located within Heritage Design Zoning, matching the streetscape along William Street and surrounding Hyde Park

  • apartment complex not allowed

  • how to maximise investor's money

  • facing Hyde Park, maximising number of living area and main bedrooms to face the park with large balcony

  • pushing the limit to three storey building and maximising floor area to include a dual key housing concept

  • result is four green titled three storey houses with a separate two storey granny flat to the rear of the block sharing a central courtyard

DAWESVILLE - The Coast

  • zoned as 'Tourist/Residential'

  • the site was bought and subdivision was completed for residential only

  • we converted the site into a 'Holiday Home/Residential' zoning

  • we create dual key design for each lot to maximise return to investor

  • 35 lots available with view towards the hill, pool and ocean

  • to be completed by mid 2023

Nedlands

- analysis the site for the investor to come out with the best development solution

- proposing a townhouses concept to client instead of an apartment complex to keep lower construction cost

- maximise the number of dwellings on the site

- maximise floor area as Nedlands is one of the most expensive suburb in Perth

- design the space to adapt to all category of family to live in including downsizer

- proposed 10 full three storey townhouses with private lift to JDAP and was approved on the first presentation, received good comments from the JDAP members

- the design include a separation of the driveway with pedestrian access and fully utilised the driveway airspace by constructing the building over the driveway. In return, this increases the separation of the living space of each townhouses from the neighbouring properties to improve privacy, green spaces and full height window and door to living space and bedrooms
